Why the Spring Market is the best:

Spring is the perfect time to list your home for sale. The holidays are over, and buyers are getting excited to be outdoors with the warmer weather. Generally, warmer weather not only makes buyers start looking at homes and be more active, but they also see the perfect opportunity to get settled into a new home before school starts again and the cold weather returns.

7 Things to focus on when getting your home ready for the spring market:

In my experience in Lapeer county real estate and surrounding counties, buyers focus on many things when viewing homes, but one stands out the most and that is cleanliness. If a home is outdated but clean, buyers will be more apt to show interest in it. If a home is outdated and dirty, buyers tend to sway away from those. To help my clients out, I have come up with a list of 7 important but inexpensive things to focus on when getting your home ready for the spring market. They are:

1. Decluttering: Anything on kitchen counters can be put away, bathroom vanities cleared etc. It is better to fill up a spot in the garage or basement with items you temporarily don’t need. It will make the home appear larger and gives more of a positive view for buyers.

2. Interior paint touch- ups: Any areas on the walls that might be damaged or chipping. Damaged trim should also be painted over and cleaned. 

3. Washing windows and windowsills: Clean windows always give a home a fresh look. Cleaning window sills also will help. They are prone to built up dust and dirt.

4. Make sure that there are GFI’s present in any area within 6 ft of water: such as next to the kitchen sink, bathrooms sinks, inside the garage, in the laundry room, and on the exterior outlets of the home.

5. Update light fixtures and doorknobs: These simple changes with door knobs and light fixtures will give a home more of an updated look for a small cost.

6. Exterior paint touch- ups: If there is any chipping paint on the deck, or outside trim around doors/windows it’s best to paint that. Many loan types won’t go through with chipping paint. 

7. Repair/replace any rotting exterior trim/facia: The outside of a  home is what will many times draw buyers in initially. Curb appeal is very important from the start. It is always a good idea to make sure that any flower beds/shrubs around the home are cleaned up as well.
