Many things have changed over the past couple of years in the real estate industry. Properties with pole barns in today’s market have recently been selling at a premium for many reasons. Many people are relocating from the city to the country as a result of the pandemic and realizing that they want more space, and that their jobs can be more flexible than previously before. Buyers are also very interested in properties with barns because it obviously provides a large amount of extra storage space. In today’s time many people run businesses from home which also has increased demand for properties with pole barns. Lastly, the plant growing industry has seen a significant increase in the last few years with the desire for pole barns sky rocketing. This has resulted in a demand for these types of properties that has never been seen before. One example is a listing of mine on 2370 N. Lapeer Rd in Lapeer Michigan which featured a 3-bedroom 1.5 bath home and a 30’x40’ pole barn. We listed the property at $250,000 and within days we had multiple offers and were able to close with a cash offer of $265,000. In the real estate market just 2 years ago, we would have been lucky to achieve $215,000 on that property. But due to the increased demand in the last 2 years my seller was able to walk away with a substantial amount of additional profit.
This listing of mine on Armstrong road went on the market in Imlay City on 1-17-21 and featured a 2-bedroom 2 bath home on 6 acres with a 48’ x 30’ pole barn and was listed at $199,900. Purchasing a home is the single greatest investment that someone will make in their lifetime. Because of this fact, I think it is important to inform my clients on what the major cost items are in a home and what to look for when viewing a potential property. Often, buyers who work with an inexperienced realtor can find themselves purchasing a home that needs repairs not long after moving in. One of my goals as a realtor is to ensure that my clients are informed from start to finish.
